What is a "Home Evaluation" ?
A " Home Evaluation" is an estimate of the current value of your home. Many times it is called an "Opinion of Value". The " Evaluation" is usually completed by a Realtor and is based on current comparable data, of properties in your market area similar to yours, compiled by comparison of the sold and listed value of recently sold, currently listed and properties that did not sell. It is the Realtors opinion of the current marketable value of your property.
However, it is not an "Appraisal". An appraisal is a more complex document, researched and completed by a certified and licensed appraiser. An appraisal is researched in the same manner as a "Valuation" but it will go into greater detail of value, after considering various methods of determining value, and it will often take into consideration any issues involving title to the property such as a right of way etc.
